Selling Privately

 

1.

You have but one property to show; today homes are bought by comparison.

2.

You may not be aware of the tastes and requirements of the buyer who may feel uncomfortable talking to you about them.

3.

You don’t have access to all comparative values data. Alison has access to prices of up to 50% of all sold properties within 24 hours of the sale. Even registered valuers do not have this advantage.

4.

You may not be familiar with writing a contract that is valid and legal, and have problems obtaining a deposit. Allow Alison to obtain a deposit upon acceptance of an offer.

5.

The buyer may be uncomfortable about discussing their financial status with you and you may be similarly reluctant. Alison has the services of Mobile Mortgage Brokers affiliated to Harcourts who can give a buyer an answer while viewing your home.

6.

You may not have the time or the ability to leave your job to show buyers your property each time one rings. Either Alison or a member of her team is available full time.

7.

You have real limitations when negotiating price with a buyer. Alison can work through the negotiations, using her experience and expertise therefore maintaining a position of strength on your behalf.

8.

The average visitor will not admit freely to you their likes or dislikes (for fear of offending you), yet these must be brought into the open. Alison’s experience can overcome a dislike by encouraging the buyer to think laterally, and closing a sale.

9.

You cannot “follow-up” since this at once will be interpreted as your anxiety to sell in a hurry. Alison can and will follow up all buyers within 24 hours, earlier if interest is expressed.

10.

You may make needless outlays to improve your property for selling where as Alison’s real estate experience can save needless expense.

11.

You may show your property to a large number of ‘if they could be’ would-be buyers, and spend your time, money, effort and eventually pay a commission to an agent. Allow Alison to properly screen prospective purchasers, and free up your time for all those other important happenings in your life.

12.

You may accept an insincere offer and spend months (perhaps in litigation) to free your property in order to put it on the market once again.

13.

You may find a buyer and your personalities conflict, thereby losing a good sale. Alison, as a third party, can diplomatically overcome these differences by keeping the parties at ‘arms length’.

14.

You will be working with only a small portion of the buying public (the proportion who are prepared to buy privately). Most buyers do not have the confidence to buy privately and prefer to use the services of a professional as they would in any other transaction.

15.

Alison will price the property to sell at a fair market figure. The average owner over-prices but eventually accepts a price below the market value.

A “For Sale by Owner” sign says “Curiosity Seekers Welcome”. Alison will screen qualified buyers from the lookers.

18.

Buyers when negotiating a private sale want to deduct agents’ fees from your price. There goes any benefit to you! The buyer received all the benefit – yet you incurred all the expense, time and hard work.

19.
